Architectural Control & Modification Request
Purpose of ACC
The Architectural Control Committee (ACC) is responsible for ensuring that any exterior modifications, improvements, or structural changes to units within the Lakewest Condominiums comply with the Association's Declaration, Bylaws, and Rules & Regulations. The ACC aims to maintain the aesthetic integrity, property values, and overall safety of the community.
Types of Changes Requiring ACC Approval
ACC approval is required for any modification that affects the external appearance or structure of a unit, including but not limited to:
Structural modifications
(e.g., room additions, deck extensions)
Exterior painting or material changes
Landscaping Alterations Beyond Standard Maintenance
Fencing | Enclosures | Privacy screens
Hard Surface Flooring Installations
(if prohibited or regulated)
HVAC System Modifications
(e.g., exterior air conditioning units)
Approval Process
No. 1
SUBMISSION OF ACC REQUEST

The owner must submit a written ACC request form along with detailed plans, material samples, and estimated timelines.

Requests must be submitted at least 30 days before the intended start date.

REVIEW BY THE ACC & BOARD APPROVAL

The ACC will review the request based on compliance with Lakewest Condominiums Governing Documents.

The Board of Directors has the final decision on any disputed applications.

NOTIFICATION OF DECISION

Owners will receive a written decision within 30 days of submission.

Approved requests must be completed within six months unless an extension is granted.
Restrictions & Guidelines
Conformity with the Community Aesthetic
Modifications must align with existing architectural styles and colors. Prohibited modifications include bright, non-standard exterior colors and materials that significantly alter the building’s original design.
Structural and Safety Compliance
All modifications must comply with City of Seattle building codes and require necessary permits. Work must be completed by licensed contractors when applicable.
Maintenance Responsibility
Owners remain responsible for maintaining approved modifications. If modifications lead to damage or deterioration, the Association may require repairs at the owner’s expense.
Consequences for Non-Compliance
Fines & Reversal Orders
Unauthorized modifications may result in fines ranging from $250 - $1,000. Owners may be required to remove or reverse unapproved modifications at their own cost.
Legal Action & Liens
Continued non-compliance may result in legal action or a lien placed against the property for cost recovery.
